Squeeze on home loans to continue

Banks are not expecting it to become any easier for householders to get a mortgage in the coming months, a Bank of England survey has found

The economic outlook is expected to constrain the availability of home loans in the next three months.

However, the Bank's Credit Conditions Survey found that the amount of secured credit available to householders had risen in the past quarter.

The amount of lending to businesses had also gone up in the past three months.

Demand

Some lenders suggested that there had been a larger increase in credit for small businesses, the Bank said.

Demand for home loans and credit card lending among householders dipped in the past three months, as did the proportion of people defaulting on credit.

The survey comes a day after the Bank's lending figures showed UK consumers repaid more unsecured debt than they took out in new loans in August.

Net consumer credit - which includes credit card borrowing, overdrafts and personal loans - fell by £120m, the biggest drop since November 2009.

The new telephone 'scam' has arrived.

I received a call from a 'representative' of BT, informing me that he was disconnecting me because of an unpaid bill. He demanded payment immediately of #31.00, or it would be #118.00 to re-connect at a later date.

The guy wasn't even fazed when I told him I was with Virgin Media, allegedly VM have to pay BT a percentage for line rental!

I asked the guy's name - the very 'English' John Peacock with a very 'African' accent - & phone number - 0800 0800 152 0800 0800 152 .

Obviously the fella realized I wasn't believing his story, so offered to demonstrate that he was from BT. I asked how & he told me to hang up & try phoning someone - he would disconnect my phone to prevent this.

AND HE DID!!
My phone was dead - no engaged tone, nothing - until he phoned me again.

Very pleased with himself, he asked if that was enough proof that he was with BT. I asked how the payment was to be made & he said credit card, there & then.

I said that I didn't know how he'd done it, but I had absolutely no intention of paying him, I didn't believe his name or that he worked for BT.

He hung up.

Did 1471 & phoned his fictitious 0800 number not recognised.

I phoned the police to let them know, I wasn't the first! It's only just started apparently but it is escalating.

Their advice was to let as many people know by word of mouth of this scam. The fact that the phone does go off would probably convince some people it's real, so please let as many friends & family aware of this.

This is good but not that clever. He gave the wrong number - it should have been 0800 800152 0800 800152 which takes you through to BT Business. The cutting off of the line is very simple , he stays on the line with the mute button on and you can't dial out - but he can hear you trying. (This is because the person who initiates a call is the one to terminate it). When you stop trying he cuts off and immediately calls back. You could almost be convinced! The sad thing is that it is so simple that it will certainly fool the elderly andvulnerable. Obviously, if this scam is real, once they have your credit/debit card details, there is nothing to stop them cleaning out your account.

Are You Looking for a JV Partner?

The most important point here has to be whether or not they can perform.

Either by you lending them money or they lending you money.

But its not just about that is it? Its about their expertise.
Today even as I sit here offering bridging and other financial solutions they do not cover:

 

People who have used up their mortgage facilities (have hit the ceiling)

Overseas investor developers who do not have any credit record but have cash

Developers or buyers who are doing multiple deals.

 

So if you have the cash there are many ways you can make money by using their experience and your money.

No Money and You Want to buy Property

Don’t get seduced by ridiculous “no money down” schemes – they’re not worth it.

Even if you do find a scheme that works (and we do have access to schemes that suit some deals) you may find that
you have equity stripped your property.

The answer is to find the money.

So why would somebody give you a shed load of money?

Well funny you should ask that. The issue here is skill v. money.

The most important question you should ask yourself is:

Are you Cash Poor but Skill rich?

Or

Are you Cash Rich and Skill poor?

If the answer to this question is ‘neither’ then you need to rethink.

If you are cash poor and can learn a skill – eg. sourcing properties, then you will be able to find the money.

So learn a skill. Learn how to source property for yourself or for others and set up a marketing machine and make it work for you.

One of my friends recently set up a leafleting servicing business to help her cash flow and get free advertising for her own deals.

So there are tons of things you can do.   Start right now by thinking outside the box.

How do I Buy Property Without a Massive Deposit If I have a Bad Credit Rating

This question was thrown at me last night

Below is just one option of how you can do a deal ” No Money Down”

I would also be very happy to receive your comments

Do a JV with somebody who has a  good credit rating .
Which one are you ?

1.Those with ability in property  and no money or some money and a bad credit rating
2. Those with no ability in buying  property (or time)  but have money or a good credit rating and want to invest

So if 1 can work with 2 and vice-versa  then you can both share the benefits.

At some point 1 can buy out 2 and should therefore have an option agreement to buy.
You just need an end game that satisfies both of you.

Of course there are many people who have both no money and no ability . If they have no ability its only because they have not gone out to get an education .

But then they also have to have the desire.

A Few weeks ago I attended a seminar and I was thanked for pointing somebody in the right direction to
keep their records up to date.

Apparently I told them to staple the business cards into an A4 book and make notes when you call them. Its a bit steam powered but the point here is that the Lady who thanked me forgot to ask me one thing.

Had I been keeping this practice ? No is my answer. Shame on me! I have now remedied this and although spread sheets and databases are good making notes by the side of business cards allows you to be more selective BEFORE you pass this onto a dedicated list(database) of really motivated people. By Motivated I mean people that you want to keep in contact for whatever reason.
So you can now do as I do and get those cards and records stapled in seconds rather than waiting for that  moment to make a Geeky spreadsheet.

Stunning crop art has sprung up across rice fields in Japan, but this is no alien creation.

 

The designs have been cleverly PLANTED!

Farmers creating the huge displays use no ink or dye.

 

Instead, different colour rice plants have been precisely and strategically arranged and grown in the  paddy fields.

 

As summer progresses and the plants shoot up, the detailed artwork begins to emerge.

 

 

 

A Sengoku warrior on horseback has been created from hundreds of thousands of rice plants.

 

The colours are created by using different varieties of rice plants, whose leaves grow in certain colours.

 

This photo was taken in Inakadate, Japan.

 

Napoleon on horseback can be seen from the skies.

 

This was created by precision planting and months of planning by villagers and farmers located in Inkadate , Japan

 

Fictional warrior Naoe Kanetsugu and his wife, Osen, whose lives are featured on the television series 'Tenchijin' appear in fields in the town of Yonezawa in the Yamagata prefecture of Japan

 

 

This year, various artwork has popped up in other rice-farming areas of Japan, including designs of deer dancers.

 

Smaller works of 'crop-art' can be seen in other rice-farming areas of Japan such as this image of Doraemon and deer dancers.

The farmers create the murals by planting little purple and yellow-leafed Kodaimai rice along with their local green-leafed Tsugaru, a Roman variety, to create the coloured patterns in the time between planting and harvesting in September.

The murals in Inakadate cover 15,000 square meters of paddy fields.

 

 

From ground level, the designs are invisible, and viewers have to climb the mock castle tower of the village office to get a glimpse of the  work.

 

 

Closer to the image, the careful placement of the thousands  of rice plants in the paddy fields can be seen.

 

Rice-paddy art was started there in 1993 as a local revitalization project, an idea that grew from meetings of the village committees.

 

The different varieties of rice plants grow alongside each other to create the masterpieces.

 

In the first nine years, the village office workers and local farmers grew a simple design of Mount Iwaki every year.

 

But their ideas grew more complicated and attracted more attention.

In 2005, agreements between landowners allowed the creation of enormous rice paddy art.

 

A year later, organizers used computers to precisely plot the planting of four differently colored rice varieties that bring the images to life!
